It has been more than a year since the Town of Ellicottville Planning Board held a pre-application conference and saw a presentation for a proposed subdivision at the 1,100 acre site of the former Poverty Hill ski area. So what has become of the project?

According to Andy Gow of engineering firm Nussbaumer & Clarke, Inc., his clients, 8232602 Canada, Inc., and Gestion Blueberry Lake, Inc. of Montreal, are in the midst of finalizing the engineering plans for the site and expect to be back before the Town Planning Board in the next two or three months. If all goes well, the developers’ plan is to start construction in 2014.

The proposed subdivision would involve 144 acres and 24 lots – 21 of which are five acres each with private wells and septic systems – accessed by a private road off of Poverty Hill Road.

As reported after last year’s Planning Board meeting, Gestion Blueberry Lake is the developer for Blueberry Lake near Mont Tremblant, Quebec.  Blueberry Lake consists of 50 freehold properties of between 2,350 and 3,250 square feet, all located on individual plots of at least one acre and set within nearly 300 acres of land. The development features tennis courts, swimming pool, spa and an extensive network of hiking and biking trails. Blueberry Lake attracts visitors year round from Montreal, Ottawa, Toronto, the U.S. and around the world. It was chosen as one of the Best Canadian Developments by Homes Overseas and has won numerous awards such as the Grand Prix of Tourism and the TripAdvisor Certificate of Excellence.

Gow expects the developers to take a similar approach to the development on Poverty Hill, although details have yet to be released and no design plans have been revealed. Gow did say that the development likely will have a homeowners association and that the homes probably would be marketed to both vacationers and permanent residents.
