Real estate comes in all shapes and sizes in Ellicottville, and this weekend you can take a tour of the new Glen Burn Trail development located at 6422 E. Washington St. (next to the Ilex Inn).

Jennifer McNally, project manager, said there will be 38 units when it is fully built out and each lot will be individually owned. So far, two buildings containing a total of five units have been constructed.

This Saturday and Sunday, you can tour one of the three finished units at the first Open House at Glen Burn Trail, 10 a.m.–2 p.m. both days.

Planning for the project developed by the McNally’s private family business began in January 2012. The family, who is from Ontario, Canada, has been coming to Ellicottville for more than 20 years.

“It is a special community for our family and for many other families out there,” said McNally.

The planning and construction of the project has had a strong local focus, using a local team of engineers, designers, contractors and tradespeople.

She said project engineer Carl Calarco has been “a great help guiding the project through the local planning board approval processes, designing of site infrastructure, in addition to the structural building design in concert with the architectural team.”

“As a family, we have enjoyed many wonderful times in Ellicottville, and we wanted to build a development accessible to families, like ours, to introduce them to the Ellicottville lifestyle,” said McNally.

Te family-friendly Glen Burn Trail development offers flexible floor plans that will appeal to current Ellicottville residents that may want to downsize, as well as to visitors who want a home base while in Ellicottville, without the maintenance demands of a single family home. The customer’s lifestyle drives the way the unit is organized.

McNally said the exterior design of the units will be consistent to keep a community feeling throughout the site.

Units will be priced from $250,000, based on lot size, the level of finishes and amenities selected by the purchaser.

She explained, “Options will include underfloor heating, air conditioning, etc. Garages are available for all owners in the duplexes and owners of the end units in the triplexes.”

Tailored kitchen and bathroom design services will be provided by Cabinet World in Olean.

As a townhome community, Glen Burn Trail’s residents will be members of a homeowners’ association that manages the commonly held property like the roadway, parking spaces and landscaped areas. Patti Crist of Resort Association Management will oversee this property.

In addition, the project will be connected to the future Ellicottville–Great Valley Trail, a multi-use trail that will connect schools, businesses and merchants throughout the area and will provide a safe, traffic-free way to commute to work, ride bikes, run and just enjoy the beautiful outdoors.

McNally said, “I think the trail will be a great amenity to the town as well as residents in Glen Burn Trail. Being able to connect from the development’s sidewalk and join up with the trail will be fabulous — what a great thing for the community of Ellicottville and Glen Burn Trail!”

Stop by the Open House this weekend and you can tour the completed modern country style unit and walk through the two other partially finished model units.
